Do I need a Real Estate broker to sell my timeshare?
No, but most brokers charge an appraisal fee and take 20% to 40% commission of the sale. This leaves the seller very disappointed. The real problem is that they don't actually advertise or expose your property to anyone. A buyer must call them to inquire about purchasing and the broker usually will sell the property that they are getting the highest commission on. This only serves their interests. When a buyer contacts us, they are able to search our entire inventory complete with asking price on our website(right here, right now). This allows the buyer to shop for the best deal without any commission or pressure sales tactics.
Do I need to have an appraisal to sell my timeshare?
There is no need for an appraisal to sell your property unless you are donating the timeshare to charity and need the appraisal for tax purposes. You own a piece of time not a physical piece of property. Time share can not be appraised! It is also another way of collecting an upfront fee. Second Market Timeshare Resales does not charge an upfront fee to list your property. In some places getting an appraisal for your timeshare is illegal.
Who handles the closing?
The title company handles the closing process from start to finish and they guarantee a free and clear title.
Do I need an attorney?
No! Second Market Timeshare Resales uses licensed and bonded title companies that charge far less than most lawyers. These companies can handle the closing process from start to finish including:
Deed preparation
Escrow of funds
Estoppel
Closing statements
Recording fees
Resort notification of ownership change
The title work is attorney reviewed for accuracy.
Do you charge any up-front fees to list my timeshare?
Second Market Timeshare Resales strongly disagrees with the practice of requiring up-front fees to list timeshares. Therefore, we never charge any up-front fees to list your timeshare. We receive our commission only "after" your timeshare has been sold.
Can I list my timeshare elsewhere?
We have a non-exclusive listing agreement. You are free to list anywhere else you like. We will contact you if we have an
interested buyer to verify that you still wish to sell the property.
How much is my timeshare worth?
In order to sell your timeshare, you must be realistic about the amount your timeshare is worth on the resale market. Generally, timeshares are sold on the resale market for between 40-70% of the original developer price (Remember, you got to enjoy numerous vacations at this time share. The difference between purchase price and selling price is the cost of your dream vacation which is most likely substantially lower than if you had to pay for hotels etc to stay in the same resort area. Will my resort sell my timeshare?
Most resorts don't even offer a resale program. If they have new units to sell they will focus on them because they make a much higher profit. Selling your timeshare through a licensed broker is often the fastest and most profitable way to resell your time share property.
